Property Auction (Macclesfield)

Lot 4

"Kinsan", Liverpool

This unique houseboat sits among its own floating community, just minutes from all of Liverpool's city centre attractions.

The organic wood studio has generous proportions; architectural design & simple finishes- keeping the boat airy, yet cosy.

Panoramic windows flood the terrace & bedroom with natural light; offering stunning views across the water from the luxurious expanse of a 4 poster super king bed.

A unique floating home built entirely by hand over 4 years, from the water up. The houseboat has a steel welded frame and is clad in larch wood. Taking inspiration from Japanese craftsmen the exterior was torched and blackened.

The landing deck leads down into the house boat into a galley kitchen and living area that becomes a great social space.

The walk in wardrobe and bathroom whilst compact include everything needed for your stay including washer, dryer, walk in shower and ample hanging space. Enjoy the high ceilings and the tranquillity of being waterside.

Full length Crittal style windows flood the bow terrace and bedroom with natural light; offering panoramic views across Liverpool marina from the luxurious super king four poster bed.

Nestle in and enjoy the warm, centrally heated environs of the houseboat. Live like a local sitting out on the pontoons, or stroll over to watch the sun set over the Liverpool waterfront.

Communal pontoons at Liverpool Marina providing full private access to the houseboat. There are no internal doors and windows on all aspects generating lots of space and light. Guests also have access to the communal marina facilities using the swipe card.

Kinsan has all the amenities you'd need but if it's time off the boat you're after you can always pop up to visit Elaine & the volunteers at the Quay-Osk, shop & de facto community centre. The newly refurbished bar The Anchor offers a full bar & menu & outside seating area looking out over the other side of the marina- Brunswick dock, where the bigger boats are moored.

Our recommendations for things to do during your stay include a sunset stroll along the waterfront or grab a coffee at Deli Fonseca on the other side of the marina & take in the history of the docks. If you are lucky and you catch the tides at the right time you can watch the boats coming into the lock..

Guide Price
An indication of the sellers current minimum acceptable price at auction. The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase. It is usual, but not always the case that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued. This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall. A guide price is different to a reserve price (see separate definition). Both the guide price and the reserve price can be subject to change up to and including the day of the auction

Reserve
The seller's minimum acceptable price at auction and the figure below which the auctioneer cannot sell. The reserve price is not disclosed and remains confidential between the seller and the auctioneer. Both the guide price and the reserve price can be subject to change up to and including the day of the auction

Proof of Identity
To comply with Money Laundering Regulations, on acceptance of an offer for purchase or letting, the buyer or prospective tenant will be required to provide identification to Adam Partridge Limited.
